Housing for Veterans through Tunnel to Towers Comfort Homes

LEO A DALY, in partnership with the Tunnel to Towers Foundation, is proud to announce the progression of two innovative housing projects for veterans in Florida and Georgia. These projects are part of a broader initiative to provide veterans with dignified, permanent housing solutions coupled with comprehensive supportive services.

In Florida, the Tunnel to Towers Foundation has secured an 8.7-acre land donation from Manatee County in Bradenton. Plans for this site include the construction of 38 comfort homes centered around an 84-unit apartment complex, which will be complemented by a comprehensive supportive service center. Construction is poised to begin in spring 2024.

Housing for Veterans through Tunnel to Towers Adaptive Reuse of existing buildings

Simultaneously, in Georgia, efforts are underway to transform a 101-room hotel into permanent housing, providing hundreds of veterans with not only a place to call home but also access to vital support services. This full-scale conversion is expected to be completed by fall 2024.

Frank Siller, Chairman and CEO of the Tunnel to Towers Foundation, expressed his enthusiasm for the partnership with LEO A DALY, stating, “Together, we are not just building homes; we are crafting communities of hope and healing for our veterans. The partnership with LEO A DALY extends beyond these projects, with the firm providing expertise in site evaluation, zoning reviews, capacity studies, and design services. This collaboration underscores a shared commitment to eradicating veteran homelessness and creating environments that promote healing and well-being.

Additionally, LEO A DALY, recently completed the design of the Temple Terrace VA Clinic and Domiciliary in Tampa, Florida. This VA facility is pioneering in its approach, offering nearly every mental health service provided by the VA in one location, including care for homeless veterans, PTSD treatment, suicide prevention, substance abuse treatment, and an inpatient program.

The partnership of Delta + LEO A DALY is well-prepared to assist the Prince George’s County (PGC) government to proceed with the planning and design of the new Men’s Transition Center. Chosen for recent and relevant experience together, the diverse design team has award-winning supportive housing projects in their portfolios. What is most compelling is the team’s commitment to a collaborative design process that engages the community.

“The successful consensus building LEO A DALY facilitated for the design of three similar projects in Washington D.C. are powerful testaments of who they are and how they can elevate the process and the outcomes for this important project,” said Jonathan R. Butler Director Office of Central Services, PGC. “We are confident this is the right team with the right process to lead the County and our citizens to uncover the right design solution.”

The County has planned the new facility to provide transitional shelter and workforce training for the residents. It will replace the existing temporary transitional housing at 603 Addison Road in Capitol Heights, Maryland. The site will be redeveloped for the expansion project to provide beds for up to 56 men as well as wrap-around support services and space for community partners.

Demonstrating technical proficiency as the Architect of Record on this mixed-use development, the LEO A DALY Miami studio now leads the architectural design as well. “We are elated for CLEARLINE’s success,” chimed Eddie Egea, AIA, NCARB, Vice President, Managing Principal. “Having both the Wynwood Design Review Committee and the Urban Development Review Board unanimously approve the innovative design solution is an incredible achievement.” The team of experienced collaborators considered all aspects of the city’s rigorous design requirements including the City of Miami’s Miami21 and the zoning overlay for Wynwood zoning district, termed Neighborhood Revitalization District-1.

Peeling back the curtain, the innovative design showcases life on all 12 levels of CLEARLINE’s 2000 North Miami Avenue project. “This life-as-art solution is the result of an exceptional partnership and a commitment to our deliberate design process,” said Global Design Principal Irena Savakova, RIBA, LEED AP BD+C. “The strategic location and site give us opportunities to integrate design excellence that literally builds community.” Located at the southeastern edge of Wynwood, the 1.3-acre development site opens the door for the historic neighborhood to transition from an industrial warehouse district to a distinctive, mixed-use residential canvas. Framing elements, playful placements of color, and a dramatic undercut bring this work of art to life and light. As the sun sets, thoughtful design elements shine as the warm panoramic glow through and across the amenities level makes the living spaces appear as if they are elegantly floating above the lively ground-floor retail spaces. A beautifully landscaped paseo exhibiting outdoor seating options leads passersby to the art gallery, shops and entertainment below the illuminated living rooms.

The building design prioritizes performance by weaving wellbeing, rightsizing, and energy efficiency into its blend of cultural beauty. The 310 rental units range from small studios to 2-bedroom floor plans that create connection and community through organization and attractive amenities. An inviting courtyard surrounds the pool area and is purposely placed on a higher level to capture framed views and to connect to the surroundings. Additional offerings include a fitness center, co-working conference space, and a popular lounge area encouraging social interaction and engagement.

LEO A DALY designed the project with the look and feel of a luxury Independent Living Facility and also to encourage wellness, capability and cognitive abilities. With a focus on creating a welcoming space with appeal to multi-generational visitors, LEO A DALY created varied destination spaces within the facility. The beautiful high-end spaces encourage community interaction, engagement, and a sense of community; while supporting a healthy lifestyle for residents and staff. The architectural design, décor, paint colors and lighting all work together to create a calming environment while providing residents with cues to live independently.

At 234,000 SF, the project’s resort style amenities such as pool, lounge area, gym, restaurant style dining areas, private family dining areas, pub, ice cream shop, and community areas provide social spaces for family, visitors and residents. The buildings’ back-of-house connection enables shared support spaces such as a commercial kitchen and laundry services. This approach reduces costs in staffing, square footage, and construction. The exterior and interior of the facility is designed with a warm contemporary style intended to match the expected sophistication of the facility’s residents.
