20 Massachusetts Avenue

Washington, DC

This eight-story, Capitol Hill office building was renovated from a 1970s design on a fast-track schedule in order to attract a major government tenant. The first floor storefronts and second floor pre-cast panels were replaced with a new metal and glass panel system. Newly exposed columns are clad in metal and rise two floors, adding light and the perception of height to the base of the building. At the entry, a section of the second floor was removed to raise the ceiling height to 20 feet. On one side, a backlit glass feature wall provides architectural focus, as does a metal and glass canopy. A new metal and glass curtain wall rises from grade level to the base of the third floor. A main lobby entrance was added to the F Street side and on the east end point of the building, a new metal and glass curtain wall rises from grade level to the roof allowing for the addition of 300-SF per floor.
