Doral Office Complex
The client set several goals for a new, contemporary office complex. The design needed to attract prominent tenants, stimulate growth for the surrounding area, provide a rationale for maximum use, be visually appealing, and environmentally friendly.
The design solution included retail and food establishments to function as integrators and destination points for office tower tenants and visitors. With the anticipated demand growth and transformation of this urban area, a future roof-top restaurant and bar is planned, as well as other major retail tenants such as gymnasiums, banks, and service-oriented businesses. The design maximized rentable floor areas for office accommodations, allowing flexibility, and preserving access to natural light and landscape views. Sustainable design features include a rain-screen, ventilated walls, and energy collection and recovery to maximize recycled building materials and water conservation.
Surrounded by a landscaped entry plaza, the towers are buffered from the parking garage structure by a formally landscaped courtyard. A multi-story hall connecting both towers serves as the main entrance and circulation passage leading to the parking garage elevator lobby and retail courtyard. The 10-story parking garage accommodates 2,300 cars to efficiently serve this multi-use complex.
