First National Tower

LEO A DALY completed the master plan for a nine-block campus in downtown Omaha for First National Bank. The project included a new 43-story, 999,100-SF commercial tower complex that dominates the city’s skyline. LEO A DALY provided full A/E services from master planning through design and construction of the tower complex. We continue to provide services today, including a current tenant improvements project.

As the tallest building in a six-state region (and the highest tower between Minneapolis and Denver), First National Tower defines the city’s image. The challenge to the design team was to create a landmark tower that asserts the urban elements defining Omaha.

The tower is positioned on a full-block site to take advantage of Omaha’s urban context. The building is massed in a series of setbacks that open up around the tapering form of the tower like a flower. The building is clad with continuous piers of pale buff granite, emphasizing verticality and recalling the Midwestern tradition of warm-colored masonry commercial buildings. At the ground level, a wintergarden on the building’s north side functions as a centerpiece to the First National Bank’s campus.

There are five large parking garages within the vicinity of the campus. Each is interconnected by a series of public and private underground tunnels that protects pedestrians from traffic and the elements.
