This eight-story Capitol Hill office building was not competitive due to its 1970s design. We renovated it to attract a major government tenant. On the exterior elevation of the Massachusetts Avenue facade, its first floor storefronts and second floor pre-cast panels were replaced with a metal and glass panel system. Exposed columns are clad in metal, rising two floors and adding the perception of height.
At the entry, the ceiling was raised to 20 feet. A lobby entrance was added to the F Street side. On the east end of the building, a metal and glass curtain wall rises from grade level to the roof, allowing 300 additional SF per floor.
